Bartender’s Take: Anoka is trading the witches’ broom for a surfboard. It’s a bold move that turns “Downtown” into a “Destination.”

I know what you think of when I say “Anoka.”

You think of October. You think of parades, orange pumpkins on every corner, and that specific crispness in the air. You think of history. The old brick buildings. The antique shops.

But if you look at the city council documents from late 2025, you’ll see something else entirely. You’ll see renderings of people in wetsuits. You’ll see kayaks shooting the rapids. You’ll see a city that is tired of only being famous for one month a year.

Anoka is about to become a River Town.

With a $51 million redevelopment of the Rum River Dam on the books, the city is placing a massive bet on “Blue Infrastructure.” Let me pour you a local brew and explain why this is the biggest thing to happen to Anoka real estate since they built the courthouse.

Dams are usually boring. They hold back water. Sometimes they crumble. You fix them. End of story.

We talked in the last article about Anoka’s “Fiscal Reset.” The city is raising levies. They are decoupling the electric utility profits from the general fund.

This dam project is a huge part of that equation. It’s a capital investment. The city is betting that by building a world-class amenity, they will attract:

  1. Tourism Dollars: People driving in from Minneapolis to surf (and spend money).
  2. New Residents: People who want the active lifestyle and are willing to pay higher taxes for it.
  3. Commercial Investment: Breweries, gear shops, and restaurants wanting to be near the action.

It’s a gamble. But in a world where every suburb has a Target and a Chipotle, Anoka is building something you can’t buy on Amazon.

THE OPPORTUNITY

Where to Buy Before the Wave Breaks

So, where does the smart money go?

🏡 The “River Walk” Radius

Draw a half-mile circle around the dam. The homes in this radius—mostly historic, some needing love—are the prime targets.

Right now, they are priced as “Old Anoka.” In five years, when they are “steps from the Whitewater Park,” they will be priced as “Resort Anoka.”

Look for:

  • Bungalows north of Main Street.
  • Condos overlooking the river (supply is low, demand will spike).
  • The “Eastview Meadows” area for newer construction near the trail.

Last Call

Anoka will always be the Halloween Capital. We love the parades. We love the pumpkins.

But for the other 11 months of the year, Anoka is reinventing itself. It’s becoming younger, faster, and wetter.
